WELCOME!

Welcome to another edition of "The Letter of the Law", the newsletter for friends and clients of Bruce Feffer, Attorney At Law .

The Spring season is a time of new beginnings. Here in Lower Manhattan, we find new beginnings in strange ways - the opening of the West Side Highway after six months, or of a clothing store or restaurant that had been closed since September. And throughout the world, it is also a time of new beginnings - the beginning of life after September 11, 2001. It is a time of looking forward with mixed emotions - hope and fear, thankfulness and loss.

For me, the past six months has been a time to get re-oriented. To reflect, pray, plan, teach, learn, and hopefully to improve - personally and professionally.

Buying Foreclosed Real Estate

For the past six months I have been teaching a monthly class on how to purchase foreclosed real estate. The course is sponsored by The Learning Annex and is entitled, "Advanced Foreclosures: How to Find The Deals and Avoid The Dumps". It has been very satisfying for me to bring my experience as a Receiver, Foreclosure Referee, and real estate attorney, into the classroom for the benefit of others. The Teacher As Student

There's an old expression, "The best teacher is a good student." I am pleased to report that I have just completed a 13-week course in real estate law sponsored by the Puerto Rican Bar Association and the Legal Education Alliance. The course covered virtually every aspect of real estate transactions and proved to me the truth of another old saying, "You are never too old to learn."

Harlem Condo Conversion

I recently represented the sponsor of a new Condominium conversion in Harlem.This conversion will create new residential condominiums in a building that had been vacant for many years. The revival of the Harlem real estate market continues.

FLEXIBLE FEES

Generally, law firms offer three different kinds of fee arrangements:

  1. Hourly Billing

  2. Flat Rate

  3. Contingency Fee (percentage of award or recovery, if any)

My flexible fee policy includes these traditional fee arrangements while allowing clients to work out alternative fee and payment plans wherever possible.
