Welcome to the second issue of "The Letter of the Law", a periodic newsletter for clients and friends of Bruce Feffer, Attorney At Law. Thanks to all of you who offered kind words about the previous newsletter. All I can say is, if you encourage me I'll keep doing this! I hope this newsletter informs you not only about my law practice but about the law generally. I look forward to speaking with you, and seeing you in the year ahead and I wish all of my clients and friends a very happy and healthy Year 2000. -Bruce Feffer VISIT MY NEW WEBSITE My new website is up and running and available to you 24 hours a day, 7 days a week. Find it at, Bruce.lawoffice.com Legal Notes Lead Paint Law - Apartment owners, tenants, co-op corporations and co-op shareholders are all affected by New York City's new lead paint law, which went into effect on November 12, 1999. The new law applies to residential buildings constructed before January 1, 1960, containing three or more apartments. The law is in addition to the federal lead paint law that applies to such property constructed before 1978. The New York City law requires various notices to be provided to new and current occupants and creates procedures for lead paint inspections and removal. Penalties for non-compliance can be severe, and many people are still learning the new rules. If you would like more information, call my office or send me an e-mail. I'll be happy to help. Client's Rights - Did you know that there is a "Bill of Rights" for legal clients? The State of New York has adopted ten basic rights for clients seeking professional legal services. These rights range from being entitled to "courtesy and consideration" to receiving an itemized bill upon request. To obtain a copy of the complete list of client's rights, contact my office. Co-op Interviews - Appearing before a co-op board to be interviewed for approval can be an anxiety-filled experience. Months of apartment hunting, loan applications, and preparing to re-locate can end in rejection by the board of directors. To assist in this process, I have prepared a ten-point checklist to help co-op purchasers be at their best when appearing for a board interview. Contact me for a free copy.
